John Bridger of Preston Redman solicitors spoke about the changes to Assured Shorthold Tenancies following the introduction of The Deregulation Act 2015.

Julian Smith, a Director of Princecroft Willis, providing an update on Impending Tax Changes relating to Residential Landlords. The tax changes that will be being implemented from 6th April 2016. Landlords should review the structure of their business as soon as possible prior to these changes coming in.

Nick Hodgetts, Business Development Manager for Glixtone Ltd Discussed: – What is Mould and Blackspots, why and how does it grow? How to treat it with Glixtone Fungi-Shield which works and why other paints do not?
Rachel Taylor, the Regulatory Business Support Officer at Christchurch Council, gave a presentation outlining the steps that the Local Authority is taking to the problems of CONDENSATION in the private rental sector. In the hope of getting all interested parties together and achieving come up with a standard consistent message on how to deal with condensation in rented properties.
Julian Smith, Director at Princecroft Willis discussed sweeping Tax changes taking place, and being implemented, with a summarisation since the last budget. A lot to take in consider and evaluate in relation to the future planning of one’s business.

Melvin Pugh, Dorset representative for National Landlords Association provided news from the private rental sector and an update on some recent National Landlords Association activities.
David McNeil, the Sales Director for the National Landlords Association “Rent on Time” services provided a presentation on the latest services provided for landlords which are designed to help landlords manage and plan their property investments with less concerns about their cash flow.
Melvin Pugh, Dorset representative for National Landlords Association provided a presentation aimed at providing some clarification with regard to what a landlord needs to do to try and ensure their properties and procedures meet the requirements of the latest Legislation.
During the middle of the evening a networking break took place and at the end of the evening an open forum was made available for questions and issues to be raised with the expert panel providing answers.

Attended the following seminars during the course of the day:-
Immigration. Where the speaker was Jackie Brannan an Immigration Officer.
Tax was spoken about by Julian Smith, a Partner at PKF- Francis Clark.
How to save money As a Landlord was fronted by three speakers from Ward Goodman, Financial Advisors.
A very good informative day all round.

Roy Lynch of Cassette Boilers UK Ltd gave an introduction on the new gas boiler his company has designed and brought to the market place. This on the basis that this particular boiler, which can be replaced under contract in just fifteen minutes, will be of considerable benefit to all types of Landlords from small private Landlords to Housing Associations and Local Authorities.
This was followed by a short networking break.
After the break we were introduced to Mr Julian Smith, a Partner with PKF Francis Clark Chartered accountants and Business Advisors.
His presentation included considerations for Income Tax, Capital Gains Tax, Inheritance Tax, Stamp Duty Land Tax and covered the subjects of recent changes to wear and tear allowance, loan interest relief and the 3% Stamp duty Land Tax surcharge. He finished up with a question and answers session before ending his presentation.
The evening finished with an open forum.

Melvin Pugh, NLA representative for Dorset provided an update on recent NLA activity and news from the Private Rented Section, including selective Licensing.

Ian Holton from NAPIT highlighted the need for Landlords to have an Electrical Installation Condition and Test on all rental properties. Also Home safety Guidance checks based on the guidance documents relating to gas, electrics, solid fuel appliances, carbon monoxide & smoke alarms, legionella and fire escapes.

This was followed by a networking break.

Peter Bywater, Managing Director of Ridgeway Energy, then gave a presentation relating to Minimum Energy Efficiency Standards 2018 (MEES) and the Local Energy Advice Programme (LEAP).
Advice on how to obtain free home visits for possible Grants towards additional insulation, free energy saving gadgets, reducing condensation, improving heating controls and heading towards a goal of achieving a “C” banding Energy Performance Certificated rating.

The meeting finished with an open forum for questions and answers or guidance.

Steve Day from Bournemouth Borough Council opened the meeting and outlined the content of the meeting.

Peter Bywater, Managing Director of Ridgeway Energy outlined the services of the Minimum Energy Efficiency Standards 2018 (MEES) which are available to Landlords and householders alike.

Jon Kimber of Agility ECO Ltd who manage, fund and deliver energy efficiency, low carbon and renewable projects explained how they can help Landlords manage rising energy bills through energy efficiency initiatives and what help may be available.

This was followed by a gentleman from Dimplex who explained the virtues and low running costs associated with their new range of Quantum Electric Storage Heaters which are now, apparently being used by Local Authorities and Landlords around the Country.

Neil Short then followed this with an explanation regarding the Local Energy Advice Programme (LEAP) and its benefits with regard to safeguarding Landlords and Tenants alike.

The meeting concluded with a period of networking with other Landlords, Council Employees and various Company representatives.

There were a number of seminars throughout the day which were very interesting:-

Sustaining Tenancies through early intervention was organised by Bournemouth Borough Council and the speakers were Mike Darby & Gary Pulman.
Right to Rent was organised by Preston Redman Solicitors and the speaker was Tim Flower.
Tax & Finance issues for Landlords was organised by Ward Goodman Financial Services and the speakers were David Lapthorn & Adrian Seager.
How to avoid bad tenants & minimising your losses was organised by Ward Goodman & Landlord Action and the speaker was Paul Shamplina.
Why Landlords need to Network was organised by Pure Networking and the speaker was Dion McCarthy.
Expert panel dealing clinic was organised by Progressive Property Network and the speaker was Leigh Ashbee.

In addition to this there were over sixty exhibiting trade stands in various halls were advice and information were freely available from representatives of all the various companies offering materials and services in support of the Landlord.

A very good informative day.

Michael Bond, Dorset NLA Branch Chairman, Gave an overview of the evening’s proceedings and an introduction to the guest speakers.
Hannah Godsmark who is the Business Development Manager for gave an overview of what Glide UK is about then spoke about what students seek with regard to accommodation in order to help provide a better understanding for Landlords & Agents.
There was then a networking break.
Steve Simpson, a Director of National Landlords Association then spoke regarding the amount of Legislation, Regulation and Taxation imposed on the Private Rented Sector and its Landlords over the last two years.
This was followed by a brief update on Bournemouth Borough Councils Selective Licensing consultation, from Steven Day who is a Private Sector Housing Enforcement Manager working for Bournemouth Borough Council.
The evening finished with its usual Open Forum for discussion and debate.
